The site is situated between a canal and a road in near a town centre. A strong urban edge is formed to the road while also creating a double-height opening that frames a view beyond the courtyard to the canal. While the massing of the three sides anticipates intensification of the urban centre, height responds to different conditions. The proposal thus steps back from the road and also rises at the canal, creating accent and punctuation. The courtyard becomes an extension of the public realm. This is re-enforced by the visual and physical connection from the road to the canal through the development.
